Financing – not all lenders will finance condos. There are strict parameters to look for.

Litigation – Is the condo development in the process of being sued? That could be a problem.

Rental Cap – Are you planning on living in the unit or renting it? Many buildings have rules around this kind of thing so it is important to make sure the rules of the development mesh with your plans.

Owner Occupancy – If a single owner owns more than 10% of the units or there is a high delinquency rate, those are red flags.
